Frequently Asked Questions

When should I have my property surveyed -- and why?
You may need a survey in several common situations, including: Buying, selling, or refinancing a property Planning improvements like buildings, additions, or fences When boundary lines are unclear or disputed Dividing land for sale or development Meeting government or permitting requirements Addressing suspected encroachments or trespassing A survey helps protect your investment by clearly defining your property boundaries.
How much does a survey cost?
Survey costs vary depending on the specifics of your property and project. Key factors include: Property size and location Terrain and land features Type of legal description Intended use of the survey Existing survey records in the area If you’d like an estimate, we’re happy to research your property and provide a detailed proposal.
Why is a survey a good investment?
Professional land surveying and mapping services will involve less time, stress, and expense than moving a building or other improvements, revising your land development plans or defending a land boundary dispute in a court of law. A professional land surveyor can help prevent or deter court proceedings or litigation by doing due diligence prior to any land investments or property developments.
Do you use GPS for surveying?
Yes, we use high-precision GPS equipment as part of our work. This is much more accurate than standard handheld or phone GPS. However, GPS doesn’t work well in areas with heavy tree cover or limited sky visibility. Because of this, we use GPS alongside other tools and equipment to ensure the most accurate results for your specific property.
Can you just locate my corners with a metal detector?
We understand the appeal of a quick solution, but in Wisconsin, property surveys must meet strict state standards. While metal detectors can sometimes find existing markers, those points must be verified through professional measurements and analysis by a licensed surveyor. A complete survey includes research, precise measurements, and a certified map, giving you reliable documentation you can use for planning, building, or future reference.
